Apartment Viewing Checklist: Berlin

Berlin apartment viewings (Besichtigungen) are often crowded affairs with dozens of applicants touring the same unit in 15-minute slots. In that limited time, you need to evaluate not just the apartment but the entire building and its STR exposure. This checklist helps you gather maximum information in minimum time, whether you are viewing a Prenzlauer Berg Altbau or a Mitte Neubau.
Before the Viewing
Search the building on Airbnb and Booking.com. Berlin's Zweckentfremdungsverbot requires a Registriernummer (registration number) for any legal short-term rental. Listings without one are illegal. Note how many listings appear in or near the building.
Check the Mietspiegel (rent index) for the area to understand whether the asking rent is fair. A Hausverwaltung charging significantly above the Mietspiegel reference rent may be compensating for a less desirable building environment.

At the Building Entrance
Berlin buildings range from grand Wilhelmine-era Altbau with decorative facades to post-war Plattenbau and modern glass Neubau. Regardless of style, the entrance tells a story.
Look for lockboxes on the railings or door frame. Check whether the Klingelschilder (doorbell labels) have names or just apartment numbers. Multiple unnamed bells suggest transient occupants. Look at the Briefkasten (mailbox) area for the same pattern.
Notice the Hinterhaus (rear building) if the complex has one. Berlin's Altbau blocks often have a Vorderhaus (front), Seitenflugel (side wing), and Hinterhaus (rear) with separate entrances. STR operators sometimes concentrate in the less-visible Hinterhaus units.
In the Common Areas
Walk through the Treppenhaus (stairwell). Berlin Altbau stairwells are often well-maintained by engaged Hausverwaltungen. Look for signs of residential care: clean landings, working lights, maintained paint. A neglected stairwell may indicate a Hausverwaltung that does not actively manage the building, which correlates with less STR enforcement.
Check the Hof (courtyard). Berlin courtyards are shared spaces where building character is visible. Bicycles locked to racks, potted plants, and resident-maintained gardens signal a residential community. An empty, poorly maintained courtyard may indicate high turnover.
Look for posted Hausordnung (house rules) in the stairwell or near the mailboxes. Read them. Do they mention guest policies, quiet hours (Ruhezeiten), or restrictions on short-term letting?
Inside the Apartment
German apartments are typically rented unfurnished, which makes identifying prior STR use harder. But look for clues: patch marks on walls where commercial signage or instructions were mounted, an unusual number of electrical outlets or USB ports (common in hospitality setups), or a Kuche (kitchen) that has been outfitted with commercial-grade appliances rather than standard residential ones.
Check the Schallschutz (sound insulation). Altbau buildings with thick walls generally have good sound isolation. Open windows and listen: the courtyard side is usually quieter than the street side (Strassenseite). If you can hear neighbors clearly through closed windows, factor that into your tolerance for potential STR noise.
Note the heating system. Berlin apartments commonly use gas (Gasheizung) or district heating (Fernwarme). The type itself does not relate to STR, but the Nebenkostenabrechnung (utility cost statement) can reveal unusually high water or gas consumption, which might indicate heavy guest use in the recent past. Ask to see the last two Nebenkostenabrechnungen.
Questions to Ask the Hausverwaltung
- Are there any units in the building registered for short-term rental under the Zweckentfremdungsverbot?
- Has the building received any Zweckentfremdung complaints?
- What are the building's Ruhezeiten (quiet hours)?
- Can I see the full Hausordnung before signing the lease?
- Are there any ongoing disputes or construction planned in the building?
- What is the Eigentumergemeinschaft's (owners' community) stance on short-term rentals?
After the Viewing
Walk the Kiez (neighborhood). Berlin's hyperlocal neighborhood character means that conditions vary street by street. Note the balance between tourist-oriented businesses and Spatverkauf (corner shops), local restaurants, and community spaces.
If the viewing was during the week, try to walk by the building on a weekend afternoon. Saturday flea markets at Mauerpark or Sunday brunch crowds near popular Brunch spots can draw tourist-oriented STR guests into otherwise residential Kieze.
