Apartment Viewing Checklist: Istanbul

Istanbul's size and diversity mean that apartment hunting here is a different experience depending on the district. A viewing in Sultanahmet and a viewing in Kadikoy might as well be in different cities. But the principles for identifying short-term rental risk are universal. This checklist helps you systematically evaluate any Istanbul apartment, whether in a modern tower in Levent or a historic walk-up in Cihangir.

Before the Viewing

Search the building address on Airbnb and Booking.com. Istanbul has a large STR market, particularly in European-side tourist areas. Look for listings that show the same building facade or lobby. Check whether listings display a tourism accommodation license number, as required by Turkish law.

Ask your emlakci (agent) or the landlord for the building's yonetim plani (management plan) in advance if possible. This document governs permitted uses and may include STR restrictions.

At the Building Entrance

Istanbul buildings range from modern gated complexes (site) with professional security to older walk-ups with a single kapici (doorman). In either case, look for STR indicators at the entrance.

In modern complexes, ask the security guard whether the building permits short-term rental guests. Some sites have explicit policies and enforce them through visitor registration. In older buildings, look for lockboxes, coded key safes, or check-in instruction signs near the entrance.

Notice whether the building has a functioning kapici station. A building with an active kapici or yonetici (building manager) who knows the residents by name is more likely to maintain a residential character.

In the Common Areas

Walk the hallways and staircases. In Turkish apartment buildings, each landing typically has two to four apartment doors. Look for signs of residential occupancy: doormats, shoe racks (very common in Turkish homes), and personal items near doors. Anonymous, bare doors suggest transient occupants.

Check the condition of the asansor (elevator) and the merdiven (stairwell). High-traffic buildings show more wear: scuffed walls, damaged elevator panels, and worn stair treads. While normal in older buildings, excessive wear in a relatively new building may indicate high guest turnover.

If the building has a garden, parking area, or terrace, check whether these are maintained for resident use or have become impersonal transit zones.

Inside the Apartment

Turkish residential apartments typically have distinctive features: a dedicated entrance area for removing shoes, built-in storage in the hallway, and a balcony with resident-style furnishings (laundry drying racks, plants, personal items). If the apartment is furnished in a generic, hotel-like style without these residential touches, it may have been used as an STR.

Check the noise levels. Open windows and listen for traffic, construction, and neighbor activity. Istanbul can be loud, so compare the noise during your viewing to what you find acceptable for daily life. If possible, visit at both midday and evening to hear the difference.

Check the camekan (balcony glass enclosure) if present. These are common in Istanbul and significantly affect noise insulation. A well-sealed camekan reduces street noise considerably.

Questions to Ask

  • Does the building's management plan allow short-term rental use?
  • Is there an active yonetici, and can I meet them?
  • Has this unit been used for tourism accommodation before?
  • How many units in the building have a tourism license?
  • Have there been any noise or security complaints from residents?
  • Does the building have a kapici or 24-hour security?

After the Viewing

Walk the mahalle (neighborhood). Istanbul's neighborhood character is hyperlocal, and conditions can change dramatically from one street to the next. Note whether the immediate surroundings feel residential or tourist-oriented.

Talk to local shop owners if you can. Bakkal (corner shop) owners and cigerci (cafe) proprietors often know the building's reputation and can tell you whether it is a "sakin bina" (quiet building) or not.
