What is a BnBIndex score and how is it calculated?
The BnBIndex score sits at the center of every BnBDetector report. It distills nearby short-term rental activity into a single, easy-to-understand number between 0 and 100, designed to answer one question: how much will short-term rental activity affect your daily life at this address?
How to read the score. The scale is divided into intuitive ranges. Scores in the green zone (0-9, "Local Haven" and 10-30, "Residential Core") indicate little to no short-term rental presence. These are the addresses where you are most likely to find a quiet, stable living environment. The orange zone (31-58, "Mixed Community") signals a notable number of short-term rentals that may affect your daily experience. And the red zone (59-100, "BnB Dominated") warns that the address functions more like a tourist accommodation hub than a residential building.
What goes into the calculation. The BnBIndex is computed from the number of active short-term rental listings detected near the scanned address. That listing presence is mapped to a calibrated 0-100 scale so you can compare addresses quickly without having to interpret raw counts alone.
Why you get both a score and a listing count. The listing count shows the raw activity nearby. The BnBIndex turns that activity into a consistent 0-100 score with clear bands, so you can instantly tell whether an address looks quiet, mixed, or Airbnb-heavy.
