What is the BnBIndex?
The BnBIndex (Bed and Breakfast Index) is BnBDetector's proprietary scoring system that quantifies how heavily a building or area is affected by short-term rental activity. It is expressed as a number from 0 to 100, where a lower score means a quieter, more residential environment and a higher score indicates heavy short-term rental presence.
The score is broken into four intuitive bands:
- 0-9 Local Haven (Green): No short-term rental activity detected. This looks like a quiet, stable residential area. The ideal result for long-term tenants and families.
- 10-30 Residential Core (Green): A few short-term rentals exist nearby, but this is still a primarily residential area. Nothing unusual for an urban neighborhood.
- 31-58 Mixed Community (Orange): This area has a notable number of short-term rentals. You may notice more tourist traffic, noise, and turnover than in a typical residential zone.
- 59-100 BnB Dominated (Red): This neighborhood is heavily concentrated with short-term rentals. Expect frequent guest turnover, noise, and limited long-term community feel. This range is a strong signal to look elsewhere if you want a peaceful home.
The BnBIndex is calculated by our AI deep analysis engine, which scans short-term rental activity near your address and applies a calibrated scoring formula. Since short-term rental activity can fluctuate over time, we always recommend checking the latest data before making a decision.
