Live listing data: BnBDetector scans active short-term rental listings near your address, giving you a strong signal for overall short-term rental presence in any area.
Clear dual readout: Every report shows both the raw nearby listing count and the BnBIndex score, so you can see the underlying activity and the easy-to-read 0-100 summary side by side.
Calibrated scoring: The BnBIndex formula is calibrated for residential buildings and urban neighborhoods, mapping nearby listing presence to a 0-100 scale with clear bands from quiet residential to Airbnb-heavy.
That said, short-term rental activity is inherently dynamic - new listings appear, old ones are removed, and occupancy rates change over time. For this reason, we always recommend running a fresh detection close to the date of your decision (e.g., before signing a lease) to ensure you have up-to-date information. Max and Ultra subscribers can use the reCHECK feature to refresh any previous report with the latest data.
