Live listing data: BnBDetector scans active short-term rental listings near your address, giving you a strong signal for overall short-term rental presence in any area.

Multi-factor analysis: Our detection engine goes beyond simple listing counts. It analyzes average pricing, property types (entire homes vs. private rooms), host quality indicators (Superhost status, ratings), guest review counts, and bedroom capacity to produce a nuanced BnBIndex score and detailed insights.

Calibrated scoring: The BnBIndex formula is calibrated specifically for residential buildings and urban neighborhoods, mapping listing counts to a 0-100 scale that reflects real-world impact on your living experience.

That said, short-term rental activity is inherently dynamic - new listings appear, old ones are removed, and occupancy rates change over time. For this reason, we always recommend running a fresh detection close to the date of your decision (e.g., before signing a lease) to ensure you have up-to-date information.
