How does BnBDetector work?

Using BnBDetector is straightforward and takes just a few seconds. Here is how the process works from start to finish:

Step 1 — Enter an address. Type or paste the address of the building or area you want to investigate into the search bar. BnBDetector supports addresses worldwide.

Step 2 — AI-powered scanning. Once you submit the address, our system scans real-time data across multiple short-term rental platforms — including Airbnb, Booking.com, Agoda, and others. The AI analyzes listing density, guest reviews, activity patterns, and other signals to build a comprehensive picture of the location.

Step 3 — BnBIndex score generation. Based on the analysis, BnBDetector generates a BnBIndex score between 0 and 100. This score tells you at a glance how much short-term rental activity is present in and around the building.

Step 4 — Instant report delivery. Within seconds, you receive a detailed report that includes the BnBIndex score, descriptive tags (such as "Residential Core," "Mixed Community," or "Short-Term-Dominated"), and the date the data was last checked. This report gives you the information you need to make an informed decision about whether the location is right for you.

Each detection uses one credit from your plan. Reports are saved to your account so you can revisit them at any time.
