Budapest's rental market can be fast-paced, especially for well-priced apartments in popular districts. Many renters visit an apartment, like it, and sign the lease the same week without checking whether the building is actually a residential community or an informal tourist hostel. This checklist helps you evaluate any Budapest apartment for short-term rental risk in a structured way.

Before the Viewing

Search the building address on Airbnb and Booking.com. Budapest has one of Europe's highest Airbnb densities, so finding some listings nearby is normal. What matters is whether those listings are inside your specific building. Look at listing photos for matching lobbies, stairwells, or views.

Check if the building is in Budapest's STR registration database. Registered operators should display their registration number on listings. If you find listings without registration numbers, they may be operating illegally.

At the Building Entrance

Look for key safes or lockboxes on the railing, beside the main door, or on nearby street furniture. Budapest's older buildings often have ornate entrances that make lockboxes more visible. Count how many you see.

Check the intercom system. Newer intercoms with numbered buttons but no names suggest units with rotating occupants. Look at the mailbox area inside the entrance hall for the same pattern.

Notice the entrance door itself. Does it close securely, or has the lock been modified for easy code access? Buildings with STR activity often install electronic locks or code pads for guest convenience, which reduces security for permanent residents.

In the Common Areas

Budapest's historic apartment buildings have dramatic stairwells and courtyard galleries. Walk up at least two floors and observe. Do the apartment doors look residential (doormats, name plates, personal items) or anonymous? In high-STR buildings, several doors will look identical and impersonal.

Check the courtyard if the building has one. Is it maintained as a living space with plants and bicycle storage, or has it become a generic transit zone? The courtyard's character often reflects the building's residential health.

Look for signs of frequent professional cleaning: cleaning carts, industrial cleaning supply storage, or scheduled cleaning notices posted on walls.

Inside the Apartment

Assess the furnishing style. If the apartment is furnished, does it feel like someone lives here, or like a serviced apartment with matching IKEA sets, hotel-style towels, and a generic art print? Units recently converted from STR use often have this hospitality aesthetic.

Open the windows and listen. Pay attention to noise from neighboring units and from the courtyard. Budapest's inner courtyards can amplify noise significantly, and STR guests socializing on balconies facing the courtyard create disturbances that echo through the entire building.

Check the wall thickness by knocking gently. Budapest's pre-war buildings generally have thick walls with good sound insulation. Post-war panel buildings (panelhaz) have thinner walls where neighbor noise travels more easily.

Questions to Ask the Landlord

  • Does the building's condominium association have a policy on short-term rentals?
  • How many units in the building are used for short-stay guests?
  • Has this specific unit been listed on Airbnb or Booking.com before?
  • Who is the building's common representative (kozos kepviselo), and can I contact them?
  • Have there been any noise or guest-related complaints in the past year?
  • Can I see the building's house rules before I sign the lease?

After the Viewing

Walk the immediate neighborhood. If you see multiple lockboxes on buildings within a single block, the area has systemic STR saturation, not just an isolated building issue. Note the balance between tourist-facing businesses and resident-serving shops.

If possible, return on a different day and at a different time, ideally a Friday or Saturday evening, to observe the building under its highest-traffic conditions.
